Sue Valentine-Plyler - REALTOR ®

4410 Mint Hill Village Lane
Suite 202
Mint Hill, NC 28227

I’m happy to share that at the end of July 2025 I joined 1st Choice Properties, Inc.!

I’ve been a licensed Realtor in the Charlotte area for over 20 years. I started my real estate career in November 2003 with Preferred Carolinas Realty doing business as PrudentialCarolinas Realty at their South Park location. In 2013 Prudential decided to go out of the real estate business. At that time, Preferred Carolinas changed their affiliation to Berkshire Hathaway, who was just adding real estate brokerage to their extensive portfolio.

Obviously, I saw plenty of advantages to staying with a large company - seeing as how I was there for over 21 years. It was also convenient that they maintained a South Park office location as that was an easy commute for me, and central to a lot of the neighborhoods that I am very familiar with.

Throughout the last few years, a smaller, more “boutique” style agency started becoming more and more appealing. I felt like I no longer needed some of the structure of a more corporate setting, and was longing for more freedom to focus on my business. My husband and I built a house in the Mint Hill area and it became clear that Anna Granger’s 1st Choice Properties would be a very good fit.

I bring a very focused, attention to detail style to every transaction. I am personally involved in each step, and keep my client’s interests foremost throughout the process. I fully understand the substantial weight of a real estate transaction, and do not take it lightly - no matter what size the sale or purchase. However, we do usually still manage to have some fun during the process!

During these 20+ years in real estate, I’ve had a wide variety of experiences! I view every transaction as important, but a few notable and interesting ones include the following. I listed and sold a house in south Charlotte that was used in the filming of the TV Show “Homeland.” They had filmed using the exterior of the house, and also did scenes in the dining room. I helped buyers purchase an entire trailer park as an investment property. I helped a buyer purchase a commercial building to renovate in downtown Gastonia. I listed and sold one of the original Myers Park homes that had been in the same family since it was built. I’ve sold properties that are Historic Landmarks including in The Poplar (Fourth Ward) and in The Rutzler (Midwood Plaza). I’ve listed and sold properties at Lake Wylie, Lake Norman, and Mountain Island Lake, including some deep water dockable locations. I’ve listed numerous estate properties in both North Carolina and South Carolina, and am well versed at working hand-in-hand with heirs and estate attorneys.

I enjoy assisting buyers with new construction, and I feel strongly that it is extremely important for buyers to be represented through this multi-step process. I’ve had the pleasure of working with buyers with the following builders - Copper Builders, Classica Homes, Jones Homes, Toll Brothers, Niblock Homes, M/I Homes, Pulte, Brookline Homes, True Homes, LGI Homes, Bonterra Builders (now Taylor Morrison), Persis-Nova Construction, and Scenic Homes to name a few.

I have had the distinction of five fellow Realtors having asked me to list and sell their personal homes. I feel like this is high praise indeed, when my peers show me this much respect and put their trust in me!

Personally, I have the unique, combined perspective of a native Charlottean (my husband), and that of someone having moved to the area from out of state (myself). My husband is an absolute fount of knowledge on the history of Charlotte! And, I’ve been through the experience of moving here and getting accustomed to the area in 2002. I remember thinking - really, the same street can change names four times?? And, don’t make the mistake of thinking that you can go around the block and end up in the same place!!

I am most proud of the fact that I have clients that have trusted me with their own multiple transactions through the years, and who continue to refer me to their family and friends, over and over again. To this day, I am still getting referrals within the extended family of my very first buyer in 2004! I consider this the highest compliment. Also, I am proud that 2025 marks the 15th year that I’ve received the Five Star Award for Client Satisfaction as seen in Charlotte Magazine. In any given year it is a very small percentage of the area agents that get this award, and to receive it for 15 years is an amazing accomplishment.

If you are looking for an experienced agent, licensed as a full broker in both NC and SC, feel free to reach out to me. I’ll be happy to talk to you.

Personal interests:
My husband and I completed the NC State Parks “Amazing Adventure Challenge” in May 2020. To complete the challenge you had to visit all 41 NC State Parks + the Mountains-to-Sea Trail within one year. To document this, you obtained the 42 stamps in your NC State Park Passport book. We completed the challenge in just over 8 months.

Volunteer work - Friendship Trays (Charlotte’s meals on wheels program) For ten years I was team captain for Route 18, in charge of recruiting and scheduling the drivers for that route. I was also a driver on that team.

I sponsored and co-chaired the Madison Park Recycle Event on April 15, 2023. We had a wonderful turnout, and the paper shredding truck was a huge hit!

I served as Treasurer for the Madison Park Neighborhood Association for two terms. I then served as a member of the Board of Directors.
